Some jobs need a certificate, not just a repair

This is what catches foreign owners out. Changing a socket is a repair. Upgrading the supply, rewiring a property or connecting new equipment can require an authorised installer and a certificate, which you will need later for the utility company or when you sell. Ask before the work starts whether the job needs one.

Practical

• Written quote, itemised. Same rule as any trade here.
• Ask who coordinates. Electrical work in a refurbishment overlaps with plumbing and with the kitchen fitter. Someone has to own the sequence.
• Solar is a separate trade. Several electricians here also fit panels, but not all of them, and it is worth asking directly.
