## One person or a firm, and why it matters in August

Much of this trade here is a single professional with a portfolio of buildings, which has real advantages: you speak to the person who decides, and nothing is passed between departments.

The question to ask is what happens when that person is away. A burst pipe in a communal area in the second week of August needs a decision that day, and if the only person who can authorise it is on holiday with the phone off, the building waits. Ask who covers, and ask what the emergency procedure is. In a town where the population multiplies every summer, that answer is worth more than the size of the office.
