# Administraciones Hormigos

**Administraciones Hormigos** manages communities of owners from **Plaza Islas del Sol**, at the lower end of Avenida Duque de Ahumada. Its **4.8 over 16 reviews** is the second best average of the trade here, on a base that is still short.

## What a well run community is worth to a foreign owner

More than people think, and it shows up when you sell. A building with clean accounts, no arrears, a reserve fund and its paperwork in order is easier to sell and holds its price better than the identical block next door with a leaking roof nobody voted to fix.

If you are choosing between two flats in this town, ask to see the last two sets of community minutes before you decide. The agency can get them. Ten minutes of reading tells you whether the neighbours agree on anything, what is broken, and what has already been approved and not yet paid for. It is the most undervalued document in a Spanish property purchase.
