# Casa y Terreno

**Casa y Terreno** is on **Calle del Mar**, in the shopping street, and its name states its range: the flat in the town and the house on the land. It works across the **Axarquía** and pays attention to foreign buyers, who are most of the market for a country property up here.

It holds a 4.5 over 70 reviews. The country side of this business is the part that needs local knowledge, because the hills behind this coast are full of houses that are beautiful and complicated.

## Before you buy anything with land

Ask whether the house is fully legal on rural land, and get the answer in writing. Andalusia has thousands of country houses built without full permission, and there is an administrative route to regularise them, but it costs money and time and it does not always apply. Ask too about water, access and whether the track to the door is public. These three questions decide whether a country house is a dream or a lawsuit, and they are asked before the offer, never after.
