## The permit question, before anybody lifts a hammer

Work on a property in Spain needs a licence from the town hall, and there are two kinds. Minor works, which covers most kitchens, bathrooms and finishes, is a straightforward declaration. Major works, which is anything touching the structure, the layout in a way that changes the property, or the facade, needs a full licence and a technical project signed by an architect.

Ask your builder which category your job falls into and who files the paperwork, and get that answered before you agree a price. In a block of flats you may also need the consent of the community for anything that touches common elements, and the facade is a common element even when it is your balcony.
